Planning approval has been recently achieved for a new build 85 bedroom Apart-hotel over lower ground - fifth floor on the site of an existing four storey Victorian Terrace. The previous application by others had been refused. Colwyn Foulkes were able to resolve the contentious issues with a balanced, comprehensive and combined approach to both Planning and Architectural issues.

Planning approval has recently been achieved for the re-cladding and extension to the existing building, increasing the NIA from 28,400sqft to 52,800sqft.

Colwyn Foulkes and Partners were successful in gaining additional floor space to offset onerous requirements in relation to sustainability and energy issues.

The client's decision to retain the existing buildings on cost grounds required detailed and coordinated investigation into design and services issues to overcome the inherent problems of the existing shallow floor to floor height.

This resulted in rationalising central services combined with floor to floor glazing on the northern elevation to maximise natural daylight and floor to ceiling heights.
